The Giga Zone is a proposed district-scale development model where high-density digital infrastructure becomes the anchor for a broader commercial ecosystem.

Not a data center hidden outside town, and not a mixed-use district disconnected from the digital economy. The district is designed around compute, power, connectivity, thermal reuse, public spaces, premium services, and long-term operational governance.

The Concept

Compute as the Anchor. Everything Else as the District.

Large-scale compute infrastructure requires enormous power, cooling, and connectivity resources. Those same resources — when coordinated through a district utility model — become economic inputs for adjacent buildings and businesses.

The Giga Zone coordinates this: data centers provide compute capacity and generate waste heat. That heat is recovered and routed into useful thermal applications. High-speed connectivity is shared across the district. Managed services create operational efficiency for all tenants and residents.

Retail, restaurants, offices, residences, hotels, and entertainment uses turn the infrastructure district into a place people can work, live, visit, and experience.

Compute Anchor

The data center program drives the district's power, connectivity, and thermal infrastructure.
